Responsible for all aspects of the maintenance and building operations including performing all preventive maintenance, maintaining HVAC equipment, three pond waterways, wells, pumps and irrigation system for landscaping. Oversee and supervise engineering, janitorial, elevator maintenance and landscaping staffs. Conduct staff and tenant Fire Life Safety training and drills. Respond to all tenant requests with attention to tenant relations. Install and calibrate reverse and direct acting pneumatic control systems. Chief Engineer Responsible for the maintenance of a two hundred room corporate hotel. Implemented and directed a fifty-two week preventive maintenance program, thereby maximizing equipment life. Maintained and repaired 200+, p-tac heat-pump units. Trained all hotel staff in fire life safety, conducted drills as well as monthly staff meetings with particular attention to improving guest relations. Hired and trained maintenance staff. Prepared annual maintenance budget, including capital expenditures. Engineering cadre instructor for Northern California to minimize the use of outside contractors. Hands on chief always out in the field ensuring the building is in good order. I was awarded the chief of the year award from Marriott corporate worldwide. Supervise the Housekeeping department to ensure the hotel could run at a 100% occupancy level 7 days a week .

Prepared annual budget including capital expenditures. Performed all preventive maintenance on HVAC equipment, centrifugal and reciprocating chillers. Conducted monthly fire alarm, fire pump and emergency generator testing. Oversaw all on-site construction, read and interpreted blue prints with particular attention to all work meeting building standard and local, state and federal codes. Managed multiple projects effectively and responded to all tenant issues with emphasis on tenant and satisfaction. Calibrate T/S control and VAV box actuators, air balance suite to client requirements. Well versed in Cal OSHA regulations, including but not limited to MSDS binders and HAZMAT permitting.

Chief Engineer Responsible for the maintenance of two nine-story class A office buildings. Supervised and trained engineering staff. Oversaw all outside contractors, with attention to quality of performance and cost. Performed all preventive maintenance on one 200-ton McQuay centrifugal and one 150-ton Carrier reciprocating chillers, condensing circulating pumps, water cooling towers, air handlers, pneumatically controlled systems, VAV boxes and high steam boilers. Weekly testing of fire pumps and emergency generator. Record keeping of all maintenance done in my department . Building inspections with property manager to check the status of the building. Managed a one million gallon water treatment discharge station to be compliant with city regulations.
